Shop-Cum-Office (SCO) plots are a uniquely popular commercial real estate format in Haryana, allowing owners to develop a combination of ground-floor retail and upper-floor office space on a licensed commercial plot. Gurgaon's rapid expansion into new sectors has created a large pipeline of SCO development activity.

Best Sectors for SCO Investment

Sectors 82–95 (New Gurgaon) contain the largest concentration of newly licensed SCO plots. These sectors are in the growth corridor connecting Manesar to main Gurgaon, with significant residential population creating retail and services demand.

Sectors 112–116 near the Dwarka Expressway are emerging as premium SCO destinations, with excellent highway access and growing residential catchment from the Dwarka Expressway belt.

A fully developed 3-floor SCO building in Sector 83 generating ₹1.5–₹2.5 lakhs per month in rental income on a ₹2–₹3 crore development cost represents yields of 6–10%.
